Introducing Custom build.

Custom build is a route to building your own home which offers more certainty and security than a traditional self-build. With Kiss Custom it is a guided process which works in one of two ways:

With the first you purchase both a plot and a home from Kiss House (as per our Cox’s Quarry project) and with the second you purchase a plot from a custom build enabler and the home from Kiss House (as per our Orchard Farm project).

Both routes to self-build are brilliant because in both cases the plot already has planning consent, this removes the most uncertain part of the process and cuts the time it will take you to complete a project.

With both routes you benefit from an end-to-end turnkey service, as we guide you through customising your dream home to suit you. We also fix the price once the specification is agreed.

Benefits of a Kiss Custom build.

A Kiss Custom build means a significant reduction in the risks of self-building. It is faster, simpler and much less stressful than traditional self-build, and at the end you have a home with a guaranteed quality standard and low running costs.

  • The plot is part of the package removing the uncertainty and difficulty associated with finding one

  • Planning is consented removing risk of it being refused, or taking a long time and becoming very expensive

  • Utilities and sewage, access and services are all taken care of for you, saving you time, work and stress

  • A Kiss Custom package is end-to-end, designed to keep things simple and dramatically reduce your self-build workload, we do it all for you and are your only contact

  • Once specified a Kiss Custom home has a fixed build cost and a considerably shorter timeline than a traditional build which greatly reduces time, risk, workload and uncertainty

  • A Kiss Custom home includes high quality customer options from layouts to fixtures and fittings — we’ve researched the market so that you don’t have to, meaning you get to enjoy the process and to plan how you are going to live in your home at a much earlier stage versus a traditional build

  • We guarantee our quality — our homes are Passivhaus certified meaning you do not need to worry about rising energy prices and can be certain that your home is built to ensure your comfort

  • Our homes are low carbon so you have the peace of mind that they are not damaging the planet

  • We precision manufacture off-site in controlled conditions helping us to ensure quality, whilst also reducing project time, because we can prepare the site during manufacture

  • Our homes are beautifully designed and detailed, and our off-site modular construction method means less time on site than a traditional build whilst ensuring fantastic quality

  • Our team is passionate about delivering brilliant homes and are with you at every step of the process

“Right to Build” registers.

All councils in England have an obligation to keep a list of people who are interested in self and custom building homes in their area. This is enshrined in law under the Self and Custom Housebuilding Act. The lists of would be self and custom builders are known as Right to Build Registers.

Better still, councils must grant planning permission for enough serviced plots to meet the demand identified on their Right to Build Registers. The result is that finding a plot is getting easier.

If you are interested in self or custom building you should join the registers as this proves the demand which councils must then meet. One way they are meeting demand is by approving custom build developments.
