We’ve started work on two new Custom Build projects.

We wanted to share that we’ve begun work on two new Custom Build projects. The first is in a beautiful and well connected part of The Cotwolds, and the second is in a lovely Somerset village. It is early days for both projects so we will keep the locations under wraps for now — sign up for our news (below) for when we do announce them.

Each site is in a characterful and desirable location that can support a small number of new homes (there will be fewer than 10 homes in each location). This is because we prioritise achieving a housing density that allows for good internal space standards for every home (always at least 15% higher than space standards require). Both sites will enable good space for private outdoor gardens, and have scope for meaningful landscaping, tree planting and incidental open spaces.  

There is considerable work to do to take each project through planning, so over the coming months we will be undertaking a series of reports with specialist consultants. See below for an overview of the work we will be undertaking and why.

 
 
 
 

Examples of work we undertake to take sites through planning

Ecology and biodiversity — we will develop a plan for managing ecology and biodiversity which will include species monitoring and assessment of the biodiversity on site by specialist consultants. Based on these we will produce plans for enhancing and protecting ecology and biodiversity plus a plan for managing these into the future.

Landscaping — as well as the above we will develop a landscaping plan that clearly defines public and private space, how it will be planted / appearance.

Transport and access — we will undertake studies to assess the optimal access and transport strategy for the development. We will pay particular attention to ensuring public safety via excellent visibility and connection to transport links for pedestrians and vehicles.

Heritage — we work with specialists to outline and understand the overall significance of neighbouring heritage assets and the local setting to ensure that our design approach is considerate to these and enhances rather than diminishes.

Arboriculture — we will work with specialists to develop a method statement to provide the methodology for the implementation of any aspect of the development that has the potential to result in damage to retained trees. This will provide full details of onsite tree protection and monitoring regimes.

Passivhaus and sustainability — we will work with specialists to model our homes and how they will be orientated on site to ensure that we can meet all statutory performance requirements and achieve Passivhaus certification.

Design and Access Statement — all of the information generated above will feed into our design for the site and homes, this will then be written up as a Design and Access Statement (D&A). The D&A will cover the site layout / masterplan, the form and massing of the homes plus their internal layout. It will describe and explain how / why the scheme has been designed to respond to the local setting.

Plot Passport — we will produce a Plot Passport document to cover all of the customisation options available for the homes.

We will release information on both of our new projects as things develop.
